Part-Time Building Coordinator

NEW seeks a dynamic, organized, and customer-focused Building Coordinator who will ensure
that all members of our NEW Center on-site community'our 20+ tenants, conference room
users and guests, and event attendees'have the highest quality experience. The Coordinator will demonstrate a passion for and ability to deliver exemplary customer service; an interest in helping nonprofits; and a desire to see Washtenaw County thrive.

This position is essential staff, and requires a combination of in-office and remote hours during the
pandemic.

The approximate time allocation for this part-time role will be: 20-25 hours a week.

This position pays an annual salary of $20,500.00, including some benefits such as healthcare and
dental coverage as well as paid time off.

Major Duties

-Serve as the primary contact for all tenant needs;
-Facilitate tenant community and lead change management processes;
-Cultivate a culture of trust, honesty, and collaboration among the 20 tenant
organizations and 14 affiliates;
-Manage all vendor contracts and ensure general upkeep and maintenance of the facility
(i.e. HVAC, window cleaning, janitorial, pest control, copiers);
-Track and renew tenant lease agreements;
-Enact NEW's strategic plan, guiding the facilities toward an increasingly inclusive,
collaborative, and community hub for nonprofits;
-Lead by example, demonstrating responsibility for all operational front-of-house
elements large and small, from developing an annual tactical action plan (goals) for the
NEW Center and its workspaces to taking out the trash.
-Be abreast of the P&L and budgets regarding tenant growth, occupancy, revenue &
expense margins;
-Monitor trends in non-profit and private sector shared space models and lead innovation
in NEW Center's space and program offerings;
-Manage pandemic response, building reentry, and building safety for the duration of
COVID-19 crisis;
-Phone system;
-Participate in and support visioning for the future of the NEW Center.


Other Duties


-Establish and monitor progress toward tenancy goals, revenue, marketing metrics and
other key performance indicators in partnership with NEW's Leadership Team;
-Coordinate social and learning events for tenants and continuously improve employee
experience;
-Develop authentic familiarity with the tenants via events and personal interaction,
exercising discretion and enabling connections where appropriate;
-Respond to prospective tenant opportunities through discovery conversations, office
showings, proposal development, and follow-up activities;
-Whenever appropriate, represent NEW Center at local events to assist in tenant growth
and keep a pulse on local flavor/desires/happenings;
-Participate in internal groups to help NEW meet its mission and vision, as needed;
-Pursue professional development and enrichment opportunities to stay current in the
areas of facilities management, pandemic and public health, and local regulations.


Qualifications


The Building Coordinator role is interdisciplinary, customer-facing, and detail-oriented. An
ideal candidate will bring their own skills and vision, including most or all of the following:

-BA in Business, Management, Social Work, or Communications or commensurate
experience;
-Expert level of customer service;
-2-3 years work experience in office management, event management, and/or leading
teams;
-Familiarity and comfort with computer software and the Internet are required.

marketing and visioning preferred.

relationships; able to secure relevant information to identify key issues and
recommend viable solutions; able to adapt to changing circumstances; works
